In 2022, CFM was appointed by the Northern Ireland Housing Executive to deliver External Cyclical Maintenance (ECM) works to 250 properties in the West (Derry) area as part of Lot 6 North Region. This project focuses on the survey, design, and construction of various structural and maintenance upgrades to ensure the longevity and safety of the properties.
Scope of Work: The proposed works include:
- Chimney stacks: Cleaned, repaired, painted, or replaced as necessary.
- Roof coverings: Cleaning and repairs, if required.
- Eaves felt: Repaired or replaced where needed.
- Roof ventilation: Repaired or replaced to improve air circulation.
- Porches and canopies: Cleaned, repaired, painted, or replaced as necessary.
- Rainwater goods: Repaired or replaced for optimal drainage.
- Fascia and soffits: Cleaned, repaired, painted, or replaced as necessary.
- Sills: Repaired and redecorated where necessary.
- External doors: Repaired or replaced for security and insulation improvements.
- Store repairs: Addressed as needed for safety and functionality.
- Drainage: Gullies refitted and ACO drainage installed.
- House paths, hardstandings, and unadopted paths: Repaired for safety.
- Minor health and safety works to ensure compliance.
- Garden walls and fencing: Repaired and decorated as necessary, ensuring secure boundaries.
- Boundary fences, walls, and railings: Repaired and decorated for durability.
- Fuel bunkers and clothes line repairs to improve storage and utility areas.
Project Duration:
The project is scheduled to be completed over 56 weeks, ensuring comprehensive attention to each property's structural and aesthetic needs.
This initiative will enhance the quality, safety, and durability of these properties, improving living conditions for tenants and contributing to long-term sustainability.
