Office Refurbishments
CFM have completed numerous maintenance and improvement projects to a number of non-residential properties including offices, shops and community centers to NIHE’s commercial property portfolio.
One project involved the planned refurbishment, improvement and fit out works to 4 NIHE offices & warehouse facility which included the following works:
NIHE Office: McCallister House: Omagh
These works required CFM being tasked with the design & installation of 840m2 new low-pitched roof structure on the existing concrete slab flat roof, trochal roof covering, internal drainage system within parapet walls engineered in line with new falls to carry all rooftop excess water. This element required installation of new timber roof trusses, fitting of a ‘breathable’ roofing membrane & pressure treated tiling battens to the rafters, laying concrete roof tiles to Architects spec, installing lead flashings & valley gutters & new rainwater goods
Internal alterations to office layouts included stripping out flooring, ceilings & old partition walls & forming new soundproof walls. Layouts were formed to provide a modern office space with privacy booths, ‘break-out’ areas & meeting rooms. Floors were finished with high traffic 300x300mm carpet tiles & suspended ceilings featured 600x600 soundproof tiles
These works further extended to include fire upgrade works including replacing existing doors with fire doors & associated ironmongery.
All works completed in line with strict program while building remained live and fully operational for the life time of the project.
NIHE Warehouse facility Portadown
These works involved the construction of new car park & entrance to site. This involved site clearance, scarifying area of old mixed asphalt & concrete surfacing which was in a poor state of repair & laying SMA (Stone Mastic Asphalt) to full area with precast concrete kerbing (incl. drop kerbing to disabled parking bays), & storm drainage pipes, precast concrete gullies & inspection chambers.
NIHE Office: Dungannon
These works allowed for design & fit out installation of new male & female toilets to each floor allowing for anti-slip floor tiles, wall tiles, fitting of counter top basins featuring deck mounted sensor taps, fitting of male & female toilet cubicles & separate disabled toilet cubicles. These works extended to include fitting of bespoke lockers, benches & changing rails throughout the office building.
NIHE Office: Cookstown
These works involved a new kitchen & canteen fit out with joinery works including installation of floor & wall mounted kitchen units/cupboards with laminate worktops, sink & fitting of under counter fridge, dishwater & provision of themed seating areas.
Electrical works included full rewiring to accommodate new layouts, fitting new 3 phase HV cabling, 100A distribution boards, energy meters & breakers & 1200 x 600mm Solite ‘Alpha’ lighting panels. Mechanical works included installation of new boiler with associated plumbing works & kitchen extract system.
These works were all carried out in live environments. All NIHE offices remained fully operational for the entire duration of works with staff & visiting adults present during the hours of 8am to 6pm Monday to Friday. This required careful planning & comprehensive communication with NIHE Regional office staff.
